This very nice parcel is triangular shaped and has wide frontage on
Creston Road. There is a young and very productive vineyard that
includes 7.56 acres of Syrah and 21.6 acres of Cabernet Sauvignon. The
Cabernet Sauvignon is sold to J. Lohr Winery and the Syrah to Fetzer.
The vines are on a double Cordon trellis system with 8 rows and 6 vine
spacing. All vines are grafted to disease resistant root stock.
Irrigation water is supplied by a deep well near the road and pressure
pumped into a drip system throughout the vineyard. The well was drilled
by Filipponi & Thompson in 1999, with a 15 hole, 8 PVC casing to a
depth of 520, and the standing water lever is 145 with the pump set at
260. A 3 30 hp. Pump is estimated at 200 GPM. A new pump was installed
in June of 2007. A waterway traverses the northerly portion of the
property and a large earth dam impounds a nice sized Pond. Water flows
through the pond all the time from a warm water Artesian well on a
parcel to the east of subject property.
There is a Conservation Easement that encumbers this property which
includes some development restrictions. Any development on the property
must first be approved by the San Luis Obispo Land Conservancy. It is
herein agents understanding that up to 10,000 sq. ft. building can be
constructed on this parcel. Uses that may be approved would include:
Winery, Tasting Room and Shop. No residential development can occur on
this property as defined in the Conservation Easement.
